Recently-renovated to a high standard, Holly Lodge is fully furnished for 4 people.

With a large living room, modern kitchen, bathroom and two country-style bedrooms (1 double, 2 single beds), Holly Lodge is ideally placed for easy access to some lovely local towns and plenty of walking country.

The cottage is situated adjacent to the owners cottage,

which was built in the 18th century in the traditional Herefordshire half-timbered style.

There's plenty of space for off-road parking.

The modern kitchen has been equipped with all the amenities that you'll need for a perfect break, even solar-powered blinds!

All our rooms feature beautiful artwork created by friends and relatives, and the furnishings have all been recently refurbished to a high standard.

The spacious sitting room has windows on three sides, with comfy chairs, television, electric fire, books and games.

Through the French doors is a lovely patio garden reserved for the use of guests; a great place for meals on sunny days.

The bathroom is on the ground floor and is equipped with a full-sized bath with a shower.

Upstairs, the bedrooms are in the

cottage style with sloping ceilings:

The double bedroom is galleried and overlooks the kitchen; the raised area at one end affords good views of the distant hills... from The Purple Chair.

 

The twin bedroom has two single beds and ample drawer space, and there is a small wardrobe on the landing.

Minimum stay 5 nights.  We sometimes offer
long weekend breaks in the off-season, please enquire.


No smoking, children or pets
We are listed on allergy-free websites elsewhere.
We cannot accept responsibility for children, as we have
a pond and other potential hazards in the garden.


Less-than mobile people should be aware that the bathroom is downstairs,
behind the kitchen, which might affect those night-time visits.

We're always happy to chat about local amenities and special places
if you need some ideas of where to visit, don't be afraid to ask...
We offer a welcome pack and can sometimes get food in for you
if you're travelling from afar - just let us know in advance.

TERMS AND CONDITIONS
OF HIRING and CANCELLATION

The contract is between the Hirer and the Owner:  The Hiring is for holiday purposes only.

The Owners have taken great care to provide accurate information, however changes can occur. All descriptions, written or oral, are given in good faith; The Owners cannot be held liable for them.
The Owners take no liability for happenings outside their control and no liability will fall on the Owner for the effects of extreme weather, power cuts, water shortages etc.

Every attempt is made to ensure the cottage and equipment are in good working order. If the Hirer is not satisfied with some aspect, contact the owners IMMEDIATELY.
The Owners reserve the right to enter the property to do urgent works.

The Owners do not accept liability for any loss or damage to the Hirers' possessions or motor vehicle whilst at the property.

The Hirer agrees to take good care of the property and contents: it must be left in a clean and tidy condition, linen must be taken care of and towels not removed from the house.
Hirers must pay for breakages and will be held accountable for any damage or missing items.

In the event of the property not being available (eg. Fire or some other disaster), The Owners will notify the Hirer as soon as possible, and offer a full refund. Owner liability is limited to the rents received.

SMOKING IS NOT PERMITTED. The Maximum Party Size of FOUR PERSONS at the Property must not be exceeded, and no pets are permitted. Any breach of this condition will result in admission being refused or immediate expulsion without compensation for lost rent.

Hirers may not have more than 2 visitors at the property at any one time, who must depart by 11pm. This condition may only be varied by express written permission of the Owners, obtained in advance.

The contract is between the Hirer and the Owner.

Cancellation


1. Any cancellation must be advised by telephone and confirmed in writing.
2. If advised over eight weeks prior to holiday, The Owners will refund the deposit less £60.
3. If eight weeks prior to the first day of the holiday the balance of the rent is not received The Owners will assume cancellation.

THE HIRER IS STILL LIABLE FOR THE BALANCE OF THE RENT.
4. If cancellation occurs within eight weeks prior to holiday, The Owners will attempt to re-let and if successful deduct £60, plus additional advertising and telephone costs before making a refund.
5. Rental charge does not include cancellation insurance.
